Melisa K. Hartsell serves as Director at Meridian Business Advisors, where she leads the firm’s Commercial Real Estate Division and advises clients on complex business and real estate transactions. With more than 27 years of combined experience spanning business brokerage, commercial real estate, and SBA banking finance, Melisa brings a uniquely comprehensive perspective to deal-making and value creation.
Her background includes four years in SBA lending and banking, providing her with deep insight into transaction financing, buyer qualification, and deal structuring—an advantage that allows her to guide clients through both the strategic and financial aspects of acquisitions and exits with confidence.
As a former owner of a successful real estate company in the Tampa, Florida market, Melisa understands firsthand the realities of building, scaling, and transitioning a business. As a serial entrepreneur and savvy investor, she brings both practical experience and strategic vision to every client engagement.
Melisa has developed deep expertise across healthcare, technology, telecom, security, retail, and government contracting. She is known for her ability to navigate sophisticated transactions while aligning business strategy with real estate opportunities to maximize value and long-term outcomes.

In addition to her professional work, Melisa is a published author, public speaker, and academic contributor, having developed curriculum for higher education institutions including the University of Notre Dame and Saint Leo University. She is the Founder and Executive Director of the Evan Hartsell Foundation, a nonprofit dedicated to raising awareness and supporting individuals living with disabilities. She is also deeply committed to supporting military families and is the proud mother of a United States Marine.
